PRACTICAL TIPS FOR MOVING IN
To make moving in as easy as possible, we have listed a few practical tips to help you:
RENTAL AGREEMENT
We check the creditworthiness of all applicants.
If everything is OK, we will draw up a rental agreement with the terms and conditions that apply to the home for which you applied.
It is important that you provide us information about everyone who will be moving into the apartment. You are required to notify us immediately if the number of inhabitants changes.
CHANGE OF ADDRESS
Submit an official change of address for yourself and your family on the post office's website: Change of address when moving
This updates your address information in the post office's register and the official population data system maintained by the registry office. To ensure that your mail is delivered to the correct address, you must submit the official change of address no later than one week before you move (by law, the registry office must receive notification no later than one week after the move).
ELECTRICITY, INTERNET, AND CABLE TV
We will notify the electricity company of your move-in date. The start and end date of the electricity agreement is always identical to the start and end date of the rental agreement. The electricity utility will then send your electricity contract and regular electricity invoices directly to you.
Most of our apartments have an optical fibre connection via Pedersöre Öppna fibernät (PÖF) and are fully equipped with a fibre connection and an IPTV box. Please note that this is the connection only. To order internet access and IPTV services, please contact Pedersöre Open Fiber and JNT, who will then bill you separately for these services.
Our other properties are equipped with a cable TV connection. The annual fee for cable TV is included in the rent. Pay channels require a program card. Please contact JNT for more information. To order internet access, please contact a service provider such as JNT.
KEYS
Typically, you will receive the keys to the apartment when you sign the lease for the apartment. If not, you can come sign off (pick up) your keys when you move in. Keys are signed off in writing as proof that you have received your keys.
We always change the locks if a tenant loses a key. The costs are charged to the tenant. The cost consists of the work and materials for changing the locks on 2-3 doors (apartment door, balcony and storage room) and for providing the new keys. Do not make your own key labels like "Sursikbacken apartment 44". If a dishonest person finds your keys, they will have your exact address!
SECURITY DEPOSIT
Before moving in, you must pay a deposit (guarantee) equal to one month's rent. We keep this security deposit for the entire duration of your rental agreement. When your rental agreement ends, your security deposit is refunded according to our terms and conditions.
The deposit serves as a guarantee for the property owner. It is used to cover any costs caused by the tenant that arise after the lease has ended. Examples include the costs of damages, abnormal wear and tear, lost keys, cleaning, etc.
Typically, our housing offer includes a bank transfer slip for the security deposit. If it is not included for some reason, you will be given one when you sign the rental agreement.
Please note that you may not move in before you have paid your security deposit!
PAYING YOUR RENT
When you sign your rental agreement, you will receive a bank transfer slip to pay your first rent. Thereafter, we will send you bank transfer slips to your home address every three months. Always pay your rent in advance. The due date is usually the 5th day of the month.
HOME INSURANCE
We require all our tenants to have valid home insurance with liability coverage. Why?
Because your home insurance will compensate you in the event of an accident.

Our insurance does not cover any damage to your personal belongings (furniture, TV, bicycle, etc.) in the event of water damage or fire in your home.
Because the liability coverage will compensate you if:

You break a window or crack the sink. Even if it was an accident, you are the one liable for the repair costs.

You cause harm to others. If water flows onto your floor or into apartments below you – for example because your shower drain is clogged or your washing machine or dishwasher has a leak – you are responsible and liable for the damages.
As you can see, our requirement that you have home insurance is for your own good!
DISHWASHER / WASHING MACHINE
In most cases, we allow dishwashers/washing machines. However, since such machines cause most of our water damages, we ask that you comply with the following rules:

The machine must be functional with all safety functions in working order

Only an authorized installer/company may install/uninstall the machine

Install a protective basin under the machine

Close shut-off valves after washing is finished

Do not leave machines unattended while washing

Check connections regularly to detect any leaks.

When uninstalling, the authorized installer must plug both the water connection AND the drain connection
